The Site
Church Farm is an agricultural complex occupying a
prominent site in the centre of Speeton village, near Filey.
With a number of historic properties in close proximity
to the site, AB Coleman were seeking full planning
permission to build 10 additional dwellings excluding
provision of affordable dwellings (as previously required)
to ensure the deliverability of the scheme.
The Scheme
We devised a strategy to deliver the conversion of an
existing brick-built barn (via a Class Q Prior Notification)
to provide a single dwelling, in addition to a further nine
dwellings through a full planning application.
We worked with a multi-disciplinary team (including
Walker Graham Architects) to create a bespoke scheme
for the site, with a mix of 2, 3 and 4-bedroom dwellings
designed in the local vernacular. We also proposed a
replica of an existing traditional chalk barn, which was in
poor structural condition.
